02 — How a Build Runs
Five phases. One contractor accountable for all of them.
A new build fails at the handoffs — between designer and builder, builder and town, trade and trade. So we removed the handoffs.
Design & Engineering
We coordinate with your architect and structural engineer — or bring in ours — until the plans are buildable and the budget is real.
Permits
We pull the permits, handle zoning, and deal with the building department. You never stand in line at town hall.
Site Work & Foundation
Clearing, excavation, utilities, and a foundation poured to print. Get this phase wrong and everything above it suffers. We don't.
Framing to Finish
Framing, roofing, siding, mechanicals, insulation, drywall, trim — our W-2 crews and vetted trade partners, on our schedule.
Certificate of Occupancy
Final inspections passed, punch list closed, CO in hand. The job isn't done until the town says it's done — and neither are we.

Are you licensed to build new homes in Connecticut?
Yes. Connecticut requires a New Home Construction Contractor registration for ground-up residential builds — ours is NHC.0016349, verifiable at elicense.ct.gov, alongside HIC.0661478 and $2M in liability coverage. But paperwork is the easy part. What matters more: we have built new construction as owners and developers, starting with our own property in Milford, so we manage your build the way we manage our own money.
How long does a ground-up build take?
A typical custom home runs 8 to 14 months from permit to certificate of occupancy, depending on size, site conditions, and how quickly design decisions get made. We give you a real schedule before we break ground and report against it — not a vague "spring, probably."
Can you handle the teardown too?
Yes. Our dedicated division, PRC Demolition, holds a CT Class B demolition license (DMCR.003450) for full structural teardowns. Teardown-and-rebuild projects stay under one roof: one contract, one schedule, no finger-pointing between a demo company and a builder.
Do you handle architects, engineers, and permits?
All of it. We coordinate design and structural engineering, submit permit applications, schedule inspections, and manage every trade on site. You get one point of contact — Pat, the owner — from the first plan review to the CO.
Do you build spec homes for investors?
We do. Developers and investors get the same W-2 crews, plus the documentation a lender-financed project demands: detailed scopes, draw schedules, lien waivers, and certificates of insurance on request.
